Do You Want To Buy A House, Put Your Feet Up, and Call It A Day?

Then go ahead and close your browser window because this blog post isn't for you.

On the other hand - If you're willing to take a few extra steps, and spend a little more time and effort, to convert a foreclosure property into your DREAM HOME, then you're in the right place.

Both of the featured properties in this blog post are HUD-owned properties. If you've never considered purchasing a foreclosure property you may be wondering to yourself..."What the heck is a HUD-owned property?

Simply put - A HUD home is a 1-to-4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim. If you're the curious type and want to know more details, feel free to visit the HUD.gov website for more info.

While foreclosure has gained an especially negative connotation since millions of Americans lost their homes during the recession’s subprime mortgage debacle, buying a HUD home can be a positive experience as well as a great deal. However, it’s important to understand the different facets of both the foreclosure process and the HUD Program. If you’re considering purchasing a HUD home, but you’re not all that familiar with the HUD program, you’re not alone.

Start by exploring the official information on HUD homes. After all, it’s a government program that comes with the requisite share of government rules. Thankfully, the U.S. Department of Housing and Urban Development has made it easy for consumers by offering a helpful website that features frequently asked questions when it comes to buying, inspecting and financing the purchase of HUD homes. In addition to helpful tips on loans and inspections, the site provides state-specific information for regional resources that supplement home-buying assistance programs offered at the federal level. These vary widely from state to state. (For more, see: HUD In Kentucky).  If you have other questions about HUD properties, the process involved in purchasing HUD-owned property, or, want to see a specific property, contact a local real estate agent to assist you.

HUD also provides a great resource, HUDHomeStore.com, where you can search at your own convenience for all the properties that HUD currently offers for sale. You'll find all kinds of helpful info on HUDHomeStore.com including any property-specific disclosures, timeline for submitting offers, and of course, asking price!

FEATURED PROPERTY #1

{mls: 501790}
Utilize one of the BEST KEPT SECRETS in Real Estate to transform this home - located within a development of other desirable Fischer-built homes - to your own personal style. Want Granite? Hardwood Flooring? A Finished Lower Level? You can do it here & we can show you how. This home is all about possibilities.

FEATURED PROPERTY #2

{mls: 500841}
This beautiful 2-story includes an expansive rear deck AND a partially finished Lower Level, perfectly suited for any season entertaining! The Open Floor Plan makes for great communications whether you're located in the formal Living Room; at the breakfast table taking in an outside breeze, or, are snuggled with a good book near the Family Room fireplace!

Each of these homes are not without their unique challenges - They've both been under contract, with the prospective Purchasers seeking a release from their purchase agreements due to what they both referred to as "excessive repairs". With due respect to those Buyers, and their Agents, in my opinion they fit into the "put your feet up and call it a day" category since the repairs seem easily manageable to me.  (Note: We have the Inspection Reports in hand on those properties and will share with anyone serious about placing an offer!). The bottom line is, since they've both been on (and off) the market a number of times now, the SELLER is starting to think discount! SO, YOU SHOULD BE TOO!!
